Neighborhood Planning Initiatives
Improving infrastructure and adding amenities to IGH neighborhoods encourages private investment. These private investments, in the form of new residential and commercial development, improve the existing residential neighborhood by strengthening and increasing commercial activities, increasing property values, and providing additional employment opportunities.
Below are the current initiatives in IGH.
Northwest Area Planning Initiatives
The City of Inver Grove Heights' plans have anticipated the development of the Northwest Area for many years. This area is currently undergoing development and is anticipated to have variety of land uses including single-family residential, multiple-family residential, commercial retail, offices and industrial uses while also preserving the open space and of high-quality natural resources of the area. In anticipation of this development, the city has conducted a series of studies and plans and adopted new land use, storm water and financial regulations.

Northwest Expansion Area: Alternative Urban Areawide Review (AUAR) Update
The 2019 Northwest Expansion Area Alternative Urban Areawide Review was completed to comply with Minnesota Rules Chapter 4410.3610 Subp 7A.
Argenta Small Area Plan
IGH is conducting a small area study for the land bounded by Highway 55 on the south, Argenta Trail on the east, 70th Street on the north, and the Eagan border to the west. This area has partially developed over the last decade and seen significant changes with improvements to Argenta Trail and Highway 55. The area is also part of the Northwest Area of Inver Grove Heights that has seen gradual development since the beginning of the 2000s and extensive land use and infrastructure planning over the last two decades.

Inver Grove Heights South of Hwy 55 Small Area Plan
The City of Inver Grove Heights is conducting a small area planning study for the portion of the City bound by Yankee Doodle Road on the north, the City of Eagan border on the west, Alverno Avenue on the east, and to the southern boundary of the RM Ranch property (see attached map on reverse). This area has partially developed over the last decade and seen significant changes with improvements to Yankee Doodle Road and Argenta Trail near Highway 55. The area is also part of the Northwest Area of Inver Grove Heights that has seen gradual growth and development since the beginning of the 2000s and extensive land use and infrastructure planning over the last two decades. The elements of this small area study include evaluating options for land use and development patterns for the remaining parcels of land that have yet to develop, park/trail/open space patterns, storm water management, and the challenge of how to balance near-term development interest with long-term transportation plans and planning for a logical phased development sequence. Additionally, a project website has been developed to provide an overview of the planning process, provide background information on the project and to allow for an online comment opportunity through an Interactive map feature where you can view comments and issues/opportunities identified by stakeholders during the planning process.
